Our clients wanted to give careful consideration to maintain the front elevation of their early 1900s cottage-style home, even as they looked to modernize the interior. The whole house was gutted to make way for a large open concept kitchen, dining and sitting room. The old sun room and covered patio were removed. In its place, we built a new second storey with a basement and third-floor loft with deck. In planning the renovation, we needed to take into consideration the fact that the lot base was beach sand. As a result, the excavation for the third storey and basement rear addition was unstable. To bring in shoring machinery to stabilize the excavation, we had to remove the rear wall and roof of the garage. Today, this newly renovated home boasts a gourmet-style large kitchen with high-end appliances, fixtures and hardware throughout. The new sitting room showcases a gorgeous three-panel folding door that opens to a picturesque backyard and a new deck overlooking the Humber River.
